and this collaborative residential project from AMG Home Builders and YU Interior is a match made in building heaven.

Inspired by a New York loft-styled design, this Alfred Cove display is a superb example of innovative architecture and interior styling.

With exposed brick, polished concrete floors and a smart mix of light and dark colours, there is also a modern industrial feel to this impressive residence.

According to AMG Home Builders Director Matthew Kriskovich, AMG was approached by YU interior to develop a home that was not only cutting edge in terms of its finishes, but was functional and practical. “Essentially it was about creating a home that caters to a young family or a couple looking to downsize,” he said.

“The home mixes contemporary design and modern industrial elements with

layers of warmth and organic texture.

The brickwork featured on the front of the home continues into the entry/gallery inside the residence, creating a stunning feature.

“Being on a subdivided block under 400sqm, it is a challenge to make a smaller home feel spacious, but for a home with under 280sqm of living area it definitely hits the mark.”

The front elevation of the Alfred Cove is an immediate head turner, with Colorbond steel Matt cladding, clean geometric shapes and feature brickwork creating a distinguished look.

There are also a number of bold statements and special features inside.

“The brickwork featured on the front of the home continues into the entry/gallery inside the residence, creating a stunning feature wall as you enter through the front door,” Mr Kriskovich said.

“The black timber joinery throughout is another standout feature, making a very bold statement.”

Perhaps the absolute highlight of this display is the kitchen and scullery area, which acts as the heart of the home, according to Mr Kriskovich.

“The kitchen connects so well with the living and dining areas, creating the perfect hub to congregate around, while the scullery offers a well-considered space with lots of easily accessible storage and plenty of bench space,” he said.

“A sloping site always presents its challenges,” he said.

“The home was designed to flow within the contours of the land by

incorporating a series of external steps to create an open-plan layout with minimal passageways.”

The focus of the home’s sloping block resulted in a free-flowing floor plan.

The modern, architectural skillion-style facade hints at the luxury which awaits within, incorporating a dynamic mix of materials such as granite, silver travertine and large windows to filter light throughout the living areas.

“Capturing the ocean views was a high priority in the design brief,” Mr Spadaccini said.

“The owners wanted a seamless transition from indoor to outdoor, which

was created through a series of stacking and sliding doors, together with extensive glass panels to capture the coastal vista.”

The entertainment and outdoor areas were important to the clients, however, Mr Spadaccini wanted to make sure the home’s design took into account the drawbacks which came with coastal living.

“A centrally located alfresco was created to provide adequate protection from the prevailing winds and in turn be used year-round,” he said.

The kitchen acts as a central point and fits nicely into the home’s overall theme of entertainment and relaxation in equal measures.

“The kitchen is a standout and positioned to be the main focus when entertaining,” Mr Spadaccini said.

“A 1.5m deep island bench with a beautiful selection of engineered stone and white cabinetry creates an inviting space to sit around.”

The kitchen anchors the open-plan layout of the area, with the dining and living areas blending seamlessly together with the outdoor balcony through the large doors.

The outdoor comes into its own through the backyard, where the pristine landscaping and jacuzzi combine to create a pleasant and tranquil area.

Thanks to soaring ceilings and streams of natural light, this custom build’s mere 9m-wide frontage belies the vast beauty within.

Clever design elements were used to accentuate the home’s interior, which AMG Home Builders Owner and Director Matthew Kriskovich said showcased the possibilies of narrow living.

“Being a small, long and narrow lot, the owner felt it most important to create a sense of space,” he said.

“We were able to achieve this by incorporating raking ceilings and open-

plan living areas with double-height windows that allow the northern light to filter through.”

The 9m-wide lot presented a challenge in and of itself, with two established homes either side of the Mount Pleasant block.

“A small, sloping block on a busy street always presents its challenges,” Mr Kriskovich said.

“Careful planning was required to ensure the project ran smoothly with minimal or no disruptions to the surrounding properties.”

Despite its skinny lot size, the design capitalises on space with a clever undercroft layout that features room for a three-car garage and large storeroom.

The home sits atop the garage, creating an elevated view throughout the entire second floor and adds to the appeal.

The home is decorated with high-end

finishes including blackbutt flooring throughout the main living areas, engineered stone and full-height porcelain tiling.

A walk through reveals three spacious bedrooms, a theatre, a study, two bathrooms and a powder room, along with the sleek and stylish open-plan kitchen, living and dining area.

“Being a modest-sized home, the kitchen still needed to be the focal point of the home,” Mr Kriskovich said.

“The island cupboard is the main feature of the kitchen, finished with timber veneer and engineered stone to create a very sleek look.

“Incorporating a scullery which connects through to the laundry and outdoor drying area was a clever use of space.”

The design offers space for a north-facing courtyard, which bring entertaining in the central living areas through to the outdoors.

“The owner has quite specific ideas with the type of floor plan he believed would work for the site,” Mr Kriskovich said.

“We worked with him to fine tune the style to help bring it all to life.”

The exterior continues the elegance and style seen throughout the home, with an exacting design that suits the leafy streets in this riverside suburb.

”The skillion roof and projected brickwork is what gives this home great street appeal,” Mr Kriskovich said.

“Due to the architectural lines of this home, only a simple feature colour was needed to accentuate the front elevation.”

Prestige Shaped by Heritage: New Homes

The arrival of its first display home next year will be the latest milestone for AMG Home Builders, the newest member of the Spadaccini family of companies.

Leading up to the occasion, the builder will be opening the doors to a number of its newly completed client homes to showcase its work to homebuyers.

Launched in early 2016, the builders caters to homebuyers in the $600,000 to $1.5 million range, and currently offers nine distinct home designs along with a custom design service.

With close to 60 years experience under their collective belts, the brand is fronted by a trio of talented builders in Company Directors Adam Spadaccini and Matthew Kriskovich and Spadaccini Homes Director Rob Spadaccini.

“For 20 years, Rob has been delivering luxury homes through the Spadaccini brand, and now, together with brother Adam and myself, has decided to establish a premium brand,” Mr Kriskovich said.

“This brand will bring on board the multiple award-winning building practices that has made

Spadaccini Homes one of the most awarded builders in Australia.”

The brand offers more of a personalised building service for clients, limiting its projects to around 12 to 15 a year to ensure it can deliver a true one-on-one working relationship.

“Custom designs make up the majority of our business,” Mr Kriskovich said.

“But, and unique for a boutique building company, we have developed a range of contemporary-style homes through our in-house design team with amazing layouts to suit the modern, growing family.

“We find these floor plans are a great starting point for discussion.”

Adam Spadaccini said the unique building service allowed clients to deal with one person throughout the whole journey.

“As owners of AMG, we are all registered builders and take an active role throughout the entire building process,” he said.

“We work closely with our in-house designer and then compile the quotation, scheduling and finally build the home.

“Close attention to detail needs time and effort; as a boutique builder, AMG prides itself on taking care of all the finer points, nothing is too hard or not worth investigating.”

Rob Spadaccini said while home designs were always evolving in the building industry, one trend that hadn’t fallen out of favour in WA was indoor/outdoor living.

“Due to Perth’s beautiful climate, the interaction between outdoor and internal spaces are always a huge influence on every home design,” he said.

“Trends come and go, but currently we are seeing a shift towards earthy tones, natural stones and timber cladding, all which add depth and character. “

Mt Kriskovich said the premium company boasted a rich heritage, with a long line of builders helping the brand find success within its firs year of operation.

“There’s a family history of builders; Rob’s father was a prominent country builder, so it was only natural that the brothers follow in his footsteps,” he said.

“My Father was a carpenter and builder who worked in the industry for over 40 years; it was an easy decision for me to continue something that I was brought up around and very passionate about.”

Redefining a Classic: New Homes

A federation-style house in West Leederville has been given a stunning new lease on life, with AMG Home Builders undertaking a 24-month renovation project to bring the home into this century.

Completed last month, the abode was improved by a modern, architecturally inspired two-storey rear extension and a full restoration to deliver a sense of sharp luxury to what was previously a tired-looking home.

Framed from the street by its traditional frontage which lets on little of the modern luxuries to come as you pass through, the extension added two bedrooms to the home, along with a renovated kitchen with a scullery and a spacious free-form living area opening out to a generous alfresco and shimmering swimming pool.

AMG Director Adam Spadaccini said the now five-bedroom home had been brought into a new are - recapturing its former flory and building on it by channelling space and light through its new additions.

“The owners wanted the existing home, built around the turn of the century, restored to its former glory,” he said.

“Roxby Architects were engaged to transform the existing home and create a new space for this growing family of four.”

The resulting transformation combines the character and charm of eras gone by with modern luxury design by way of cubic forms and soaring ceilings to the rear.

Nowhere is this more evident than in the free-form living area, where a void combines with floor-to-ceiling window panels looking out to the backyard to create a space grand in both substance and style. Feature pendant lighting hangs from above, offering a modern elegance unimaginable within the physical confines of the original home.

Darker metallic detailing gives the windows to the living space an industrial touch, while an ultra-modern fireplace offers a direct contrast to the traditional fireplaces retained in rooms to the front of the room.

Looking over the living space, the kitchen is minimalistic and classy, with ample bench and cupboard space for appliances, and the scullery a hidden spot where clutter can be cleared when entertaining.

Its dark cabinetry contrasts with the European oak floorboards which flow throughout the area - a natural tone against a clean and sleek white palette. The existing home’s floors are jarrah with a Japanese black stain.

Upstairs, the two added bedrooms enjoy ample space, with the level taking in views of the living area and backyard.

The contrast between the addition and the front of the home - carefully restored to retain ornate and era-specific character elements - demonstrates the best of both worlds.

Mr Spadaccini said the project was a huge job, and the

resulting build told the story of a home transformed.

“This was a huge renovation and extension, blending yesteryear with all of today’s modern conveniences, such as large open voids to the main living areas, acoustic panelling, automatic external louvres, floating stairs and timber flutes and skylights to capture natural light, just to name a few improvements,” he said.

“The existing home had serves its previous owners well, but it was tired and need a full restoration.”
